Construction of the 26-floor, 120-unit Seaglass luxury high-rise tower being built by The Ronto Group within the Bonita Bay community is progressing at a rapid pace. Concrete for the building’s eighth floor has been poured and a new floor is being poured every two weeks. Construction remains on schedule for completion in 16 months and conducting hard hat tours of the building are now available. Sales activity continues to escalate. The building is more than 50% sold and sales volume is over $120 million. The building’s penthouse residences have been sold. Just one opportunity to join two upper units together to create a luxurious 6,200 square foot residence with scintillating views of the Gulf of Mexico remains available. The expanded residence comes with four protected access under-building parking spaces.
A selection of Seaglass tower residences ranging from 2,889 to 3,421 square feet and priced from just over $1 million remains available. The tower residences include dual private elevator grand foyers, island kitchens, three bedrooms and three-and-a-half baths, or three bedrooms plus a den or fourth bedroom and three-and-a-half baths, and sliders opening to multiple outdoor spaces that include a gas grill. Ten-foot ceiling heights are included per plan.
A limited number of the 01 and 06 end unit tower residences remains available, including south and north facing residences. The spacious 01 and 06 residences offer 3,421 square feet plus 525 square feet of covered outdoor space. The great room plan includes three bedrooms plus a den or fourth bedroom, three-and-a-half baths, an island kitchen and dining area, and a private elevator lobby. Two 01 residences remain available are on floors three and four. Seven 06 residences are on floors three through seven and 14 and 15.
The sales volume at Seaglass is a reflection of Ronto’s approach to the building’s design, orientation, and to its pricing structure, each of which is indicative of the value Seaglass affords. After conducting a sun study to ensure sunrises and sunsets will be visible to residences throughout the building all year, Ronto and architect Santiesteban & Associates created new open-concept floor plans with tall ceilings that take advantage of mangrove, water, and sunset views. Seaglass is situated just 600 feet from Estero Bay, making it one of the closest to the water’s edge of the high-rises under construction on Southwest Florida’s coast. The open-concept plans provide flexibility while offering a sense of volume and livability rarely found in high-rise residences. The kitchens and master baths of the residences reflect the contemporary flair of the building’s architectural style. To further enhance the high-rise living experience, the outdoor terraces in each residence are wider and deeper than those found in older high-rise environments. Each residence comes with two protected access under-building parking spaces. Private enclosed two-car garages will be available.
Ronto has also ignored the established high-rise developer practice of providing decorator ready residences that require additional time and investment prior to completion. On schedule for completion in summer, 2018 and offered at pricing relatively the same as older resale residences, Seaglass offers brand new, fully-completed, and ready-for-occupancy residences with designer-selected premium finishes. Ronto’s pricing structure is notable for Bonita Bay residents, many of whom move multiple times within the community. Equally notable is Ronto’s commitment to ensuring each residence is finished to suit each owner’s unique preferences. Buyers have already taken advantage of Ronto’s Finishing Touches Program that allows future residents to choose finishes for their home’s flooring, cabinetry, countertops, door hardware, plumbing fixtures, and paint colors. Future residents may also specify finishes from other sources.
Residents at Seaglass will enjoy an amenity rich lifestyle. The tower’s second floor will include a news café and connect to an already completed amenity complex. Amenities already in place include a theater, guest suites, card and club rooms, a fitness facility that features men’s and women’s spas, a resort-style pool and spa, and a deck with a covered and screened cabana that includes a bar and grill.
With various membership opportunities, the amenities of the Bonita Bay Club will also be available to residents of Seaglass. Recognized as one of the ten healthiest clubs in America by Prevo Health Solutions, Bonita Bay’s amenities range from a completed 60,000 square feet Lifestyle Center, to five championship golf courses, tennis facilities, a full-service marina, numerous dining venues, a residents only private beach park, and a network of on-property hiking and biking trails. The Lifestyle Center includes a nearly 20,000 square feet Fitness Center, a 9,000 square feet spa and salon, and the WAVE Café that serves healthy fast food that can be enjoyed on-site or prepared to go.
The Bonita Bay Club’s golf operation is legendary. An instructional program includes private and group lessons, golf schools, and clinics on three dedicated practice areas. Three on-property Bonita Bay West courses were designed by Arthur Hills to preserve and enhance the natural features of the land. The three courses achieved Certified Audubon Cooperative Sanctuary status in 1995. Two Tom Fazio designed courses at the nearby Bonita Bay Club Naples provide a pure golf experience on over 1,000 acres that includes preserved wetlands but no residential development. It was the first private 36-hole club in the world to achieve certification through the Audubon International’s Signature Program and has been designated as a Certified Signature Sanctuary since 1998.
